Preserve Open Space

Problem

  • New York Country Club on 150 acres, in neighboring New Hempstead, was sold to a Monsey-based firm and plans on developing the entire property, eventually extinguishing the golf and recreation amenities.
  • Minisceongo Golf Club, next door in Ramapo, was closed and sold. It has just filed plans seeking to build 637 townhouse across 143 acres with NO preservation of meaningful Open Space.
  • Eliminate any risk that all of the 217 acres of open space is lost to future development.

 

Solution

  • Paramount has offered to deed restrict roughly 2/3 of the entire property to be preserved as open space. This will ensure that it will remain undeveloped and protected as open space by preventing future development.
  • The entire development is internal to the country club and does not negatively impact adjacent neighbors.
  • The proposed development would have a very low density of roughly 1 unit per acre of land, clustered to permit the preservation of open space. Many other developments in Clarkstown look for development density over more than 15 units per acre.
  • The developed area will be landscaped to preserve the idyllic scenery along Zukor Road.
