Minimal Impacts

Traffic

  • While there will be a small increase in local traffic from the additional development, it will be insignificant. In addition, the additional revenue for the town can be utilized for infrastructure improvements such as road widenings in areas of need in Clarkstown.

 

School

  • The development is targeted towards older homeowners and is expected to add fewer additional children to the school system. The Clarkstown school system currently has excess capacity and a limited number of additional children would not generate significant greater costs. The added tax revenue will most likely far offset any additional children added to the local schools.

 

Visual Impact

  • The entire development is internal to the country club and will not intrude on adjacent neighbors.
  • The developed area will be landscaped to preserve the idyllic scenery along Zukor Road.
