New User-Friendly Housing

Problem

  • Clarkstown is lacking a high-end, highly amenitized residential option. Many long-time residents looking to downsize and an easier lifestyle are forced to leave their community and friends for an attractive housing option.

Solution

  • Paramount proposes to develop a small portion of excess land on the site with a new housing stock consistent with the neighborhood and how people live today.
  • The majority and balance of the property, including the golf course and other open spaces would be deed restricted to prevent any future development.
  • The development would consist of townhouses, small lot single family homes and apartment style condominiums.
  • These residential options would be highly amenitized with access to dining, pool, tennis, pickleball and gym, as well as the ability to play golf for an additional fee. The Home Owners Association would take care of landscaping, snow removal and other services on behalf of the residents.
  • These product types allow for aging in place, low or no maintenance, and lock-and-leave possibilities.
  • Offers a real and sustainable alternative to competitive communities in nearby Bergen County to keep our neighbors in our community.
  • The development would potentially set aside a number of units for first responders at significantly reduced costs, ensuring affordable housing for EMTs and firefighters
  • Long-time Rockland County residents will now be able to remain near their families and friends and live more comfortably with the benefits of a more holistic community.
